Agreement to these terms

By using sunnykeyhomes.com, submitting a form, or communicating with us by phone, text or email, you agree to these Terms of Service. If you don’t agree with them, please don’t use the site. You must be 18 years of age or older to use this website or to opt in to receive text messages from us.

What we do

Sunny Key Homes is a trade name of ZG Capital LLC. We buy residential property for our own account in Jacksonville and Northeast Florida. Mario Zefaj is a licensed Florida real estate sales associate. When we make an offer to buy your property, we are acting as a buyer and principal, not as your real estate agent or broker, and we are not representing you in that transaction. Any brokerage services are offered separately through his licensed brokerage.

No offer until it’s in writing

Nothing on this website is an offer to purchase property. Estimates, ranges or figures discussed by phone, text or email are preliminary and not binding. No agreement exists between us unless and until both parties sign a written purchase agreement.

Information you give us

You agree that the information you give us is accurate and that you are the owner of the property you’re asking about, or are authorized to act on the owner’s behalf. We rely on the information you provide when we evaluate a property and prepare an offer.

Text messaging terms

If you provide your mobile number and consent to receive text messages, the following terms apply to our messaging program.

• What we send. Conversational messages about the property you contacted us about — scheduling a visit, following up on an offer, answering your questions, and updates about a transaction in progress.
• Message frequency. Message frequency varies and depends on your conversation with us. You will typically receive no more than 10 messages per month.
• Cost. Message and data rates may apply. We don’t charge for these messages; your mobile carrier may.
• How to stop. Reply STOP to any message to cancel at any time. After you reply STOP, we will send one final message confirming that you have been unsubscribed, and you will receive no further messages unless you opt back in.
• How to get help. Reply HELP for assistance, or contact us at info@sunnykeyhomes.com or 904-664-2685.
• Consent is not a condition. Agreeing to receive texts is never a condition of any purchase, offer or service.
• Carriers. Mobile carriers are not liable for delayed or undelivered messages.
• Supported carriers. Messaging is available on most major U.S. carriers. Delivery is subject to carrier limitations and is not guaranteed.
• Privacy. Your mobile information and opt-in consent are never sold or shared with third parties for marketing purposes. See our Privacy Policy.

Use of this website

You agree not to use this site to break the law, to interfere with how it works, to attempt unauthorized access, or to collect information about other users. The content on this site — text, photographs, the Sunny Key Homes name and logo — belongs to us or is used with permission, and may not be copied or reused without our written consent.

Disclaimers and limitation of liability

Governing law

These terms are governed by the laws of the State of Florida. Any dispute arising from them will be brought in the state or federal courts located in Duval County, Florida.

We may update these terms from time to time. The date at the top of this page shows when they were last revised. Continuing to use the site after a change means you accept the revised terms.
